Denton has evolved from a college town with a population of 80,000 into a community of more than 166,000 residents. This growth has been supported by the presence of the University of North Texas and Texas Woman’s University, which serve as central anchors for the local economy.
The city maintains its cultural identity through landmarks such as the downtown courthouse and live music venues, while also benefiting from its location at the intersection of major I-35 corridors.
The University of North Texas enrolled approximately 44,000 students in the 2025-2026 academic year, making it the fourth-largest university in Texas. The institution is recognized for its College of Music, journalism school, and a merchandising program described as the largest in the country. Beginning in fall 2026, UNT will cover full tuition for Texas freshmen from families with incomes of $100,000 or less.
Texas Woman’s University contributes to the local workforce with one of the largest nursing colleges in the nation and the world’s largest doctoral nursing program. Together, these two institutions employ more than 7,500 faculty and staff members, creating steady demand for housing and services across the county.
Healthcare infrastructure has expanded alongside the population increase. Texas Health Presbyterian Hospital Denton and Medical City Denton operate as primary hospital systems, with additional specialty clinics and outpatient facilities developing throughout the county. The proximity to Dallas and Fort Worth employment centers has also attracted professionals who use Denton as a residential base.
Commercial development along the I-35E corridor toward Dallas has increased, supporting a local job market that includes education, healthcare, and retail sectors.
