A wave of development is transforming the roughly 15-mile stretch of Interstate 35W between Tarrant and Denton counties, as pastures give way to large-scale residential and commercial projects. Approximately 20,000 homes are planned along this corridor from Denton to Flower Mound, reflecting the area's status as one of the nation's fastest-growing regions.
Several major projects have advanced recently. Cole Ranch, a 4,365-home community valued at $5 billion, began work this month with sales expected in late 2027. Hillwood announced Landmark, a 3,200-acre site featuring 6,000 homes and 3,000 apartments, with model homes for the initial phase opening in spring. Additionally, Hines is developing Furst Ranch, a 1,300-home community with prices ranging from $800,000 to over $2.5 million, while Tradition Homes broke ground on luxury units starting at $1.2 million.
Retail expansion is also accelerating. Argyle secured an agreement for Heritage, a 123-acre retail center anchored by a medical hub, which is expected to generate $127 million in sales tax. Denton will soon host two H-E-B stores, with construction on a new 119,000-square-foot location beginning in spring 2026. This growth coincides with significant demographic shifts; Justin’s population surged more than 50% between 2011 and 2021, and Denton’s population is projected to reach nearly 230,000 by 2040.
